NY man avoids eviction for 23 years, still lives in house he doesn’t own for


A New York man has managed to live in a house he doesn’t own for more than two decades — for free.

The New York Post reports Guramrit Hanspal, 52, has lived in a three-bedroom, 2.5-bath home at 2468 Kenmore St. in East Meadow, Long Island, since 1998. According to court records, he “bought” it for $290,000 but only ever made one mortgage payment, for $1,602.37, before defaulting.

Hanspal has filed four lawsuits and claimed bankruptcy seven times since then, but has been able to remain there due to the US Bankruptcy Code’s “automatic stay” rules, which temporarily blocks creditors from all collection efforts, harassment and foreclosures.

Original lender Washington Mutual foreclosed on Hanspal in 2000, and two different banks and a real estate company have now owned it. Hanspal initially had a 7.375% interest rate on a $232,000 adjustable mortgage, and likely saved more than $440,000 by not paying the bills.

Fox News reports the 2,081-square-foot house is now worth nearly $400,000 Zillow, which lists the home as for sale, “CASH ONLY.”

Attorney Jordan Katz, who represents current property owner Diamond Ridge Partners, told the Post that Hanspal and others have been “more than willing to use the courts and abuse the courts to whatever extent they need to extend their illegal occupancy.” The lawyer said Hanspal has taken advantage of staying in foreclosed homes longer than anyone else he’s ever encountered, and the Covid-19 pandemic’s backlog in courts may force the case to take even longer to resolve.

“It’s an outrage,” Katz told the newspaper.

Hanspal did not return messages seeking comment, according to the Post.
